How much does a tile roof cost in Florida?

Tile roofing costs more up front than shingles, and the range is wide because it depends on the size and pitch of your roof, whether it's clay or concrete, and what shape the deck underneath is in once we tear off the old roof. The tradeoff is lifespan: a tile roof can outlast two or three shingle roofs, so the cost per year of service is often lower. We'll give you a firm number after we look at your home, not a guess over the phone.

How long do tile roofs last in Florida's climate?

A properly installed tile roof commonly lasts 40 to 50 years or more, and the tiles themselves can outlive that. The underlayment beneath the tile has a shorter life, which is why an older tile roof sometimes needs the underlayment redone even when the tiles are still good. Installation quality is the biggest factor in how long you get.

What's the difference between clay and concrete roof tiles?

Clay tile keeps its color permanently because the color is fired into the clay, and it gives you that classic terracotta Florida look. Concrete tile costs less, comes in more shapes and colors, and is a bit heavier. Both perform well here. The right choice usually comes down to the look you want, your budget, and what your home's structure can carry.

Are tile roofs hurricane-rated and energy efficient?

Yes on both. Tile installed to the current Florida code is rated for the high wind loads we design for on the Gulf Coast, and the air space under the tile helps keep heat out of your attic, which can lower your cooling costs through the summer.

Can my home's structure support a tile roof?

Tile is heavier than shingle, so this is a fair question and one we take seriously. Many Florida homes are already built for tile, especially newer construction and homes that had tile before. If we're switching your roof from shingles to tile, we check the structure first and tell you honestly what it needs. We won't put a roof on a home that isn't ready to hold it.

How do you repair or replace broken roof tiles?

Individual cracked or slipped tiles can usually be replaced without redoing the whole roof, as long as the underlayment below is still sound. We match the replacement tile as closely as we can, reset it properly, and check the surrounding area for any hidden damage. If a storm breaks a lot of tiles, or the underlayment is failing, we'll tell you whether a repair or a larger replacement is the smarter choice.
